This is an update as of May 2011 on the many cheap homes for
sale around the country. The following entries provide examples
of what's going on with prices in various towns and cities. The
selection is somewhat random, but all towns are selected as being
livable (stores, theater, more than 10,000 people) and having
good homes under $80,000. As you will see, some have houses starting
at $10,000.
Birmingham, AL
At a population of 230,000, Birmingham is the largest city
in Alabama. At the moment it has hundreds of homes listed below
$100,000, with more than 100 priced at under $10,000. Ye you
read that right. There are dozens for around $5,000. Many of
these are fixer uppers, but cash flow is a virtual certainty
if you buy these and rent them out. By the time you wade through
a thousand cheaper listings and get to $80,000 or so there are
some really nice homes.
Douglas, AZ
There are a few cute little homes (two bedrooms) under $50,000.Douglas
has about 15,000 residents and is on the border with Mexico.
It is a quiet former mining town.
Lake Havasu City, AZ
There are a few condos and mobile homes under $50,000 here.
Lake Havasu City has a population of about 55,000, and is next
to Lake Havasu, a large reservoir behind Parker Dam on the Colorado
River.
Tucson, AZ
With a population of more than 500,000, Tucson has all the
amenities of most large cities, but without the traffic problems
many face (we lived here for two years and really liked it).
As recently as 2007 it would have cost you $150,000 for a typical
two bedroom home. Now there are hundreds of small homes and condos
for under $50,000, and some nice larger homes under $100,000.
Little Rock, AR
Two-to-four bedroom fixer uppers start at under $10,000 at
the moment, with hundreds of houses under $50,000. Little Rock
is the capital and the largest city of Arkansas, and has bout
190,000 residents.
Bay City, MI
At the bottom of Saginaw Bay, this city of 34,000 is where
I was born. I left in the early 70s, but it appears that home
prices are just the same now. More than 40 homes are listed at
under $30,000 (the first dozen listing I found online were under
$19,000), more than 100 under $50,000, and some really nice ones
can be had for a little more than that.
Pueblo, CO
With more than 100,000 residents, Pueblo is still somewhat
of a small town in atmosphere, with little traffic in its pretty
downtown area. As of 2011 there are hundreds of homes under $100,000
and even a handful under $20,000 that would provide good cash
flow for investors. Though not in the mountains, Pueblo is near
them.
Canon City
Almost everything below $50,000 is either a mobile home or
a true fixer-upper, but there are some nice homes for less than
$100,000 in Canon City. The population is about 16,000 according

Albany, GA
In the southwestern part of the state, Albany has around 75,000
residents. There dozens of homes listed for under $30,000 as
of the spring of 2011.
Bangor, ME
The east is still expensive relative speaking, but this town
of 31,000 has some Victorian style homes for under $80,000.
Reno, NV
With a population of over 200,000, this is another of the
gambling centers of Nevada, but with a difference. It is close
to the beautiful Sierra Nevada Mountains and lake Tahoe. Condos
are the best buys at the moment, with many to choose from under
$30,000. Decent homes seem to start at about $40,000 or so, and
newer homes can be had for under $100,000.
